We offer a flexible venue perfect for parties, podcasts, studio space, pop-up shops, and more. Our policies and rates are designed to provide you with a great experience while ensuring the space remains in top condition for all our guests.

Hourly Rates

Non-Art Based - $125 per hour (minimum of 3 hours)

Art Based - $100 per hour (minimum of 3 hours)

All Events - $100 per hour (for events over 6 hours)

Deposit & Security

Non-Refundable Deposit: 50% of the total rental fee

Check if you understand:

Security Deposit: $300 cash due on the day of the event before setup.

The security deposit will be refunded in full if the following conditions are met:

The space is returned to its original condition, including cleanliness.
All tables and chairs are properly set up and broken down.
No damage to the property or equipment.
No violations of the bar policy or other rules.

The following fees will be deducted from the security deposit if these conditions are not met:

Cleaning Fee: $100 if the space is not cleaned.
Damage Fee: Actual cost of repairs for any damages.
Late Departure Fee: $50 per 30 minutes if the event exceeds the rented time.
Policy Violation Fee: $500 for bringing in outside alcohol, $1000 for selling alcohol.

Space Usage and Responsibilities

Setup and Cleanup:

I acknowledge that I am responsible for setting up and breaking down tables and chairs, and for cleaning the space to its original condition. Trash bags will be provided, and Modern Party Art will handle trash disposal.

Bar Requirement:

Bar Service by MPA: I acknowledge that the bar service fee is $75 for the day permit.

Bar Service nay my own licensed bartender: I acknowledge that the bar service fee for this is $150 and the bartender must have a ServeSafe Certification and their own insurance.

Basic Marketing Package: $50 (1 newsletter entry, shared Facebook, IG stories)

Premium Marketing Package: $150 (booking link on our website, Facebook and Instagram post and stories, 2 newsletter entries, physical flyer in the studio)

Terms and Conditions

Rental Time: Everyone must vacate the premises within the rented time.
Refund Policy: No refunds allowed except within 24 hours of booking, if the event is more than 3 weeks away.
Security Deposit: Must be paid in cash on the event day before setup.
Setup/Cleanup: Renter is responsible for setup and cleanup. We will dispose of the trash.
Bar Service: Required for non-art events. No outside alcohol allowed.
Violations: Fines apply for bringing or selling alcohol.
